White Cedar Estates

White Cedar Estates from Dunsire Developments is a low-rise, single family home development tucked into a quiet cul-de-sac in Guelph’s much sought after south end. The site is fully zoned for 26 full-depth 50 foot lots.  There will be 27 homes in total. This unique site sits on the edge of the largest provincially protected wetland in Guelph and overlooks the Victoria Park West golf course, assuring unspoiled rolling views. Residents are also a short drive from downtown, The University of Guelph and Highway 401.

Project Updates

April, 2018

Servicing and earthworks are complete. The development team will continue working towards receiving full building permit issuance.

January, 2018

Servicing and earthworks continue to progress at White Cedars, with an anticipated completion in Q1-2018. Once all servicing work has been completed, the development team will continue working towards receiving full building permit issuance.

October, 2017

White Cedar Estates received servicing and earthworks permits in July. As a result of those permits, earthworks and site servicing construction can begin. A Registered Subdivision (last step before full building permits) is anticipated in early 2018.

July, 2017

Dunsire Developments continues to wait for the City of Guelph permits to proceed with earthworks and site servicing. Once those permits are in place, construction will start immediately. There is one unit remaining to sell, which Dunsire will make available when construction has completed.

January, 2017

White Cedar Estates is 96% sold, with one unit remaining. Dunsire is clearing draft plan conditions to allow for timely registration of the subdivision. Issued building permits and a construction start are expected in 2017.

April, 2016

There are just two homes remaining to sell at White Cedar Estates. Dunsire Developments expects to have their “H” designation removed by the City of Guelph in April and start demolition and site servicing within 90-120 days after. Dunsire and Fortress are evaluating the commitment letters for construction financing.

January, 2016

In December, Dunsire rolled out a collection of two-storey house plans at White Cedar Estates based on customer feedback. The result was a resounding success, as the 2,500 to 3,200 sf homes were snapped up quickly, and there are now only five lots left to sell.

October, 2015

Dunsire achieved a planning milestone in the third quarter, obtaining zoning and draft plan approval from the City of Guelph.

July, 2015

The developer is approaching final registration of the subdivision. Three new floorplans were released in response to consumer feedback. This will help push sales of the remaining homes that are now being executed by In2ition Realty.

April, 2015

This single family development in Guelph was brought to market in the fall of last year and has seen a lot of sales office traffic. The City of Guelph and the Conservation Authority are on board with the draft plan, and a cost sharing agreement is in place with the adjacent land owner. The developer has created some unique selling promotions and new floorplans in response to consumer feedback.

January, 2015

Sales are ongoing after a successful launch in September 2014. The developer is offering finished basements, making the product more competitive with custom home builders in the area.

October, 2014

In September, Dunsire Developments held a grand opening for White Cedar Estates, offering bungalow and bungalow plus loft single-detached homes in south Guelph. The launch was a success, as the sales team closed several deals and took reservations for a number of these large lots.

July, 2014

The development team has had several meetings with the city to prepare for zoning and draft plan submissions. They have taken into consideration all feedback and expect to make final submissions early next year. Dunsire intends to launch the project in either the fall of this year or in the early spring of 2015. A marketing website has now launched.

April, 2014

The Zoning Amendment and Vacant Land Draft Plan of Condominium plans were submitted in the summer – Astrid J Clos Planning Consultants (planning), Dougan & Associates (environmental) and KAM Engineering (stormwater management). The development team has been through some initial pre-consultation meetings with the city and planning staff. Design and marketing for this project is underway and the project is expected to open to the public later this fall.
