Wellington House

Wellington House will feature spectacular modern architecture by Peter Clewes of architectsAlliance that will make the building a standout in the area. The site for this proposed high-rise development is located at 422-424 Wellington Street West, north of Front Street West, and west of Spadina Avenue. A short walk to both the King and Bathurst streetcar lines has garnered a "perfect" transit score from and almost perfect walkscore of 97 for its close proximity to shops, restaurants and entertainment. The area is also suitable for biking and offers quick access to the Gardiner Expressway.

This project is going to be an icon smack dab in the centre of the Entertainment District. We are going to integrate the original Victorian mansions into a very contemporary high design tower. Of course, Wellington Street West is a grand dame of an avenue. This location is hard to beat.

Project Updates

March, 2019

The project did not receive approvals within anticipated timelines outlined in the sales contract. As a result, the developer cancelled the existing sales and plans to relaunch after approvals are achieved. The developer is awaiting a decision from the OMB hearing held on October 29, 2018.

April, 2018

An Ontario Municipal Board (OMB) hearing date scheduled for Oct. 29, 2018. The development team continues to prepare development information in preparation for the upcoming hearing date.

January, 2018

The Zoning By-law Amendment has been appealed to the Ontario Municipal Board (OMB) and a hearing date has been scheduled for Oct 29, 2018. A decision is anticipated by Q1-2019 and a construction start most likely by Q2/Q3-2019. Due to recent changes to the planning appeal legislation, this will most likely be one of the latter applications which will be considered by the OMB.

October, 2017

Wellington House is now over 85% sold with remaining suites offered at approximately $950 psf. Call the Lamb Development Corporation head office at 416-368-5262 to arrange a sales appointment.

July, 2017

In late April, Lamb Development Corporation held their grand opening for Wellington House, selling over 30 units on the opening weekend. The project is now over 80% sold, with units trading over $900 psf, and penthouses valued at over $1,100 psf. The wide-shallow suite designs range from 451 sf to 2,373 sf. The one bedroom to three bedroom apartments feature 9’ ceiling heights, exposed concrete feature walls, stone surface countertops and modern appliances. Award-winning U31 Inc. is the interior designer on the project. In February, Lamb appealed to the OMB for a failure by the City of Toronto to make a decision on the application. April, 2017

Wellington House officially goes on sale in late April, with the opening of the on-site presentation centre at 422 Wellington Street. The 19-storey, 115-unit slim condominium apartment tower features suites starting from $441,900. The two and three bedroom plans feature both east and west views. The rezoning application is currently under review by the City of Toronto. The current plan calls for construction to start in 2018 and occupancy to commence in 2020. January, 2017

A full website has now been launched for Wellington House at, which showcases the floorplans, the building’s features and finishes, and the neighbourhood amenities. Previous buyers at Lamb Development projects were given an early opportunity to purchase suites in the future building in the fall of 2016, with a broker launch and public grand opening planned for the spring and summer of 2017. New “Live in a Lamb” on-site signage will be erected in January. BlogTO ranked Wellington House as one of the top ten new Toronto condominium developments of 2016.

October, 2016

A rezoning application has been submitted for a highrise condominium apartment with three levels of underground parking, four levels of non-residential use and 120 residential units at the Wellington House site. The plan includes the retention and refurbishment of the historic existing building on-site. Lamb Development Corporation assembled a team that consists of Bousfields, Architects Alliance, McClymont & Rak Engineers, LEA Consulting Ltd., Counterpoint Engineering, and Juhan Martin Landscape Architects to prepare supporting documentation for the planning submission.

July, 2016

Wellington House will integrate a century-old Victorian mansion with a new glass tower designed by Architects Alliance off Wellington Street, west of Spadina Avenue. Lamb Development Corporation has been preparing the site in anticipation of building a presentation centre. A broker sales launch is planned for the late fall.
