Union Waterfront

The name Union Waterfront was carefully chosen to reflect the pivotal role this project will play in the revitalization of Port Dalhousie. Fortress Real Developments has brought together an inspired union of leading professionals behind the vision of bringing the past and the future together in this beautiful heritage waterfront setting.

The proposed plan is for a 14-storey mixed-use building with 220 units, and over 23,000 square feet of commercial floor space and a total of 258 underground parking spaces. Design firm Kirkor Architects is tasked with designing something that will marry the old and the new.

Project Updates

October, 2017

This development is at the heart of the redevelopment of Port Dalhousie in St. Catharines. Kirkor Architects has created a design that brings together the old and new in this beautiful heritage waterfront setting. Fortress and its consulting team filed a detailed planning application to the City in the summer. The planning application is currently under review by the City and community stakeholders. As part of the planning consultation process, Fortress held a community meeting with interested stakeholders on August 23, 2017, where Fortress and its consulting team met with over 200 interested people. The development team answered their questions and received their comments. Fortress is currently working to refine the Union Waterfront plan. July, 2017

The development team at Fortress has submitted formal Official Plan and Zoning By-law Amendment applications to the City of St. Catharines for the Union Waterfront master plan. The application submissions are a significant milestone in the planning approvals process. Fortress will be working with the City and local Councillors to schedule a community open house to collect feedback on the planning application during the summer months, with the hope to obtain planning approvals by the end of 2017 or early 2018.

The development team continues to work with the project consultants, City staff and stakeholders to prepare for submissions on this mixed-use development.

January, 2017

Fortress has been working diligently with the consultant team on getting all documents prepared for re-submission of the revised mixed-use, 12-storey proposal to the City for Q1-2017. To register for further updates, go to www.unionwaterfront.com.

October, 2016

Fortress has continued to receive positive feedback from the City and stakeholders for this development project. Over the summer months, a pre-consultation meeting was completed with the City and related departments, and reports and studies are being commissioned for the formal planning submission later this year.

July, 2016

In June 2016, Fortress unveiled the newly envisioned Union Waterfront project to local politicians and community stakeholders in St. Catharines. Set on 1.5 acres, the project is planned as a multi-phased residential development with a retail component that brings connectivity between the picturesque Port Dalhousie waterfront and the city. The new pavilion creates an inviting walkway down to the waterfront, beaches and marina, while the residential component respects its heritage surroundings. With an emphasis on materials and massing, the 170 residential units will range from 550 to 1,000+ sf, each with balconies or terraces that will offer breathtaking views across the lake. The announcement was well received and has garnered positive media with its vision of creating a vibrant community for residents and locals to enjoy all year round.

Port Dalhousie condo development plan unveiled

On Wednesday, Fortress Real Developments unveiled plans for a Union Waterfront condo development. The 12-storey development, covering a partly-razed parcel of land by Lakeside Park, would take place in two phases and include a retail component. It makes use of Hogan’s Alley as a centrepiece and includes a courtyard. “We are here to celebrate a new beginning,” said Vince Petrozza, chief operating officer of Fortress Real Developments at an outdoor event held at Lock Street Brewing Co. in Port Dalhousie.
