This is a new three acre low-rise housing community in Markham, Ontario to be marketed as Unionvillas. The site is located at 4116, 4128, & 4142 Highway 7 East, on the north side of Highway 7, east of Birchmount Road. The current plan calls for 52 townhouse units with lot frontages of 18’ to 20’. The 2 and 3-storey homes will have freehold or condominium tenure depending on the townhouse block.

The project went on sale in 2016, featuring homes from 2,265 to 3,335 sf, and started construction in 2017.  First occupancies are scheduled for 2018.

Fortress is a development consultant to the established local builder, who has been in the real estate and new home construction business for over a decade with extensive experience in land development, infill sites and residential subdivisions.

November, 2018

Final closing of the condominium townhouses is expected in the next 60 to 90 days.

August, 2018

Framing of the final blocks of homes fronting Highway 7 began this quarter and brickwork has begun on those units. Interior work is ongoing on the units closer to Lichfield road.

April, 2018

This low-rise development in Markham is well under construction, with delivery of homes beginning in Q3-2018. The project remains on time and on budget, which will allow all stakeholders to exit this project later this year.

January, 2018

All underground services have been completed and roads paved at the Unionvillas site. Blocks one and two are completely framed and window installation has begun. Block three has started framing. Gas and hydro services are up and running at blocks one and two where roof shingle installation is also underway.

October, 2017

Framing on the homes north of Lichfield Road is now underway, and the basement foundations are being poured for the remaining townhouse blocks. Occupancy is scheduled for 2018.

July, 2017

Site servicing is now complete and the internal roads have been paved. Building permits have now been issued by the municipality. Excavation on the site is expected to commence in the very near future. Closings are anticipated to commence within 10 months. Direct sales inquiries to

Unionvillas is now over 75% sold, with all of the freehold townhouses sold, and a selection of condominium townhouses priced from $1.27 million remaining for sale. Sunrise Homes plans to start construction in early 2017, with an eye to occupancy in 2018. For more information, email

October, 2016

Sunrise Homes launched Unionvillas to the public in the second quarter with Re/Max Realtron Realty hired to sell the homes. All 17 of the luxury freehold townhouses with 21’ of lot frontage are now sold, with units ranging up to 3,300 sf at prices in excess of $1.3 million. Sunrise also released 35 condominium townhouses with rear lane access. The 3-storey, three and four bedroom condo towns range in size from 2,265 sf to 2,485 sf and in price from $1.27 million to $1.29 million and are now over 65% sold. The project marketing has begun, and the development is now called Unionvillas. Renderings, floorplans, interior finishes and the site plan have been added to the project website at The “Estate Collection” consists of 17 units on the northern portion of the site, with luxury townhouses from 2,825 to 3,335 sf. The “Uptown Collection” is located south of Linchfield Road and north of Highway 7, and will feature townhouses from 2,265 to 2,485 sf. Site clearing commenced in the second quarter, and the public sales launch is anticipated for later this year.
