The Mod'rn

The Mod’rn is a 4-storey contemporary mid-rise condominium development located on Guelph Line in Burlington, Ontario. Construction started in 2013 and completed in 2015 on this 60,000 sf project that houses 78 condominium apartment units. All residential units in this Icon Architects’ designed project have been sold. It is located in a burgeoning residential neighbourhood with convenient access to the QEW and HWY 407.

The project registered in December of 2015 and which point Fortress completed its role in the project.

Project Updates

October, 2015

Condo registration with the municipality is now expected in November. The final touches on the development have been completed, including landscaping and exterior maintenance, and several units are still available for sale.

July, 2015

The final units in this boutique condominium apartment are now available, as residents took possession of their units in May. A fully decorated model suite is now available to view.

April, 2015

As the project is preparing for May occupancy, all final finishes including exterior bricks, interior cabinetry and appliances, and common elements are being completed. The remaining suites have now been listed on MLS by Baker Realty, which should precipitate their absorption. This boutique condominium has proven to be a great success and set the tone for the upcoming projects in Burlington from Adi Developments.

January, 2015

Construction is nearing completion at the Mod’rn in Burlington. Exterior masonry work is being completed while interior finishes including drywall and fixtures are being installed.

October, 2014

The exterior structure is now complete at Mod’rn in Burlington, interior walls and windows are being installed and construction remains on schedule. Interior finishing will continue through the winter, and occupancy is scheduled to start in the spring of next year.

July, 2014

Construction remains on schedule. The building was topped off in July and exterior cladding, window installation and interior finishes will be completed through the fall.

March, 2014

Construction progressed through the winter and is now above grade. Concrete pouring and walls are currently going up on the first floor. The project remains on track to allow the first residents to move in for spring 2015. The latest incentive at the Mod’rn pays purchasers 6% interest on their down payment until closing.

December, 2013

Construction financing was secured through Cameron Stephens Mortgage Capital in October. Site-servicing work and excavation is has commenced.

September, 2013

The Mod’rn has been nominated in the “Most Outstanding Midrise” category by the 2013 Ontario Home Builders’ Association. This nomination comes on the heels of winning four awards, including Project of the Year at the Hamilton-Halton Home Builders’ Association earlier this year. With the project almost sold out, the team at ADI are ready to get the shovel in the ground. Machinery is on site to have it cleared and prepped for construction to start this fall.

May, 2013

Final zoning is in place for the project and the final site plan is being reviewed. Construction financing is expected to be in place shortly.

February, 2013

As the project sold 95% of the suites on the opening weekend.

November, 2012

ADI Developments is overwhelmed with the response of this project and is excited to announce that it has received over 1,500 reservations. This project has been very well received both by the public and media.

August, 2012

ADI has submitted their Zoning Application to the City of Burlington for approval. All of the required studies for the land have been submitted to the City of Burlington, with structural and mechanical engineering studies underway. They have now successfully cleared the trees and graded the site to prepare for the sales trailer arrival at the end of this month and sales are predicted to commence by the end of October 2012.
