The Mark and Mount Joy

Wismer 3 represents two development sites: Mount Joy Townhouses and The Mark Condominiums. The 6.25 acre site is located at 9560 Markham Road, north of 16th Avenue, across the street from the new Mount Joy Go Transit station. In November 2011, the western portion of the site was approved for 32 rear lane freehold townhouses and 16 traditional freehold townhouses. Unit sales on this portion, called Mount Joy, were launched shortly after approvals with units ranging from 1,822 to 1,954 sf, and priced from approximately $434,000 to $460,000. All 48 townhouses were sold within 10 months by Pace Developments. All six development blocks went under construction in 2013 and first occupancies occurred in February 2014.

The eastern portion of the site fronts Markham Road and received zoning by-law and site plan approvals in September 2012 for an 18-storey, 220 unit condominium apartment with about 16,600 sf of GFA. The high-rise portion of the site is called The Mark will sit on the northeast corner of Orca Drive and Battista Perri Drive. The project will include 6,871 sf of retail and commercial space and will be developed in partnership between Pace Development and Empire Communities. Units range in size from 490 sf to 858 sf for one bedroom to two bedroom plus den models, and were priced from approximately $200,000 to over $450,000. Project amenities include a fitness centre, entertainment room with games area, flat screen TV, lounge seating, billiards, wet bar, party room with kitchen, private dining area, lounge area, outdoor terrace lounge with BBQ area and outdoor tai chi studio, conference room, two guest suites, bicycle storage, pet wash area, and a car wash bay. The Mark is now sold out and started construction in 2015, with occupancy scheduled for 2018.

Project Updates

August, 2018

The first occupancies occurred in late June. The construction team continues to complete finishes around the building. Registration is anticipated later this year.

April, 2018

The Mark is 100% sold out and the building was topped off towards the end of 2017. Interior finishings are ongoing and occupancy is scheduled for the summer of 2018, with registration to follow.

January, 2018

October, 2017

The development team at Pace, Empire and Fortress celebrated the roof topping this past June at The Mark. Construction is moving quickly, as the precast is scheduled for completion at the end of November, with windows to quickly follow. July, 2017

Pace Developments and Empire Communities held a topping-off party at The Mark in June, as the building has reached its full height. The building will continue to be closed-in throughout 2017, with occupancy scheduled for 2018. The residential units are 100% sold and P2 Realty is now selling the grade-level commercial space. April, 2017

Construction at The Mark Condos has now reached the 7th floor. Once the building has been topped off, masonry/pre-cast work will commence, followed by window and drywall installation.

January, 2017

Construction activity is progressing well at The Mark, the ramp to the P1 level is complete and the foundation wall is progressing to P2 level. The project has surpassed grade with the first floor currently being poured. All residential units at The Mark are sold and move-ins are anticipated for early 2018.

October, 2016

It’s been a busy summer at The Mark, bulk excavation is now 100% complete, steel piles have been installed along the perimeter, timber lagging to shoring is complete and foundation walls have progressed to the P2 level.

October, 2015

Heavy machinery has arrived on this active construction site at the sold-out Mark Condominiums, with tieback installation commencing.

July, 2015

The developer spent the early part of the summer finalizing construction contracts, and now heavy machinery is on site allowing for a full construction schedule to commence this year.

April, 2015

The ground breaking ceremony for The Mark took place in late March, and the development team announced that the project is now sold out. Permits will be pulled shortly and heavy construction will follow in the spring. All of the Mount Joy Townhouses are now sold and occupied.

January, 2015

With sales having progressed to allow for construction financing to take place, final construction agreements are being prepared. Construction is on pace to begin in the spring. Stay tuned for a future ground breaking ceremony.

October, 2014

Construction on the Mount Joy Townhomes was completed earlier this year, and the 44 homes are now fully occupied. The Mark Condominium, phase 2 of this project, is a condominium apartment that is expected to start construction in 2015. The project has surpassed 70% sold, and with this milestone achieved, financing packages have been sent out to various lenders to solicit construction loan offers.

July, 2014

All the townhouses at Mount Joy are now completed and the final units are taking occupancy in the next 60 days.

April, 2014

Construction on the townhomes is nearing completion with most of the units already occupied on Battista Perri Drive and Orca Drive. The construction on the high-rise component of this project (The Mark) is expected to be underway shortly. The project has sold over 60% of the suites.

The sold out Mount Joy townhouses are currently being framed with windows installed on a number of units. Occupancy remains on schedule for 2014. The Mark Condominiums has secured interim financing to begin site clearing in preparation for the start of construction. Sales at The Mark are ongoing and site traffic continues to come in on a weekly basis.

February, 2013

36 units have been sold during the friends and family event for The Mark. The public launch is expected within the next 30 days.

November, 2012

Sales Centre construction is almost complete for “The Mark”. The project has been featured in several outlets and continues to stay on track with Empire Communities on board to build the high rise. Work on the site for the townhomes is ongoing. Asphalt has been laid on site.

August, 2012

A name for the high portion of the project has being chosen, and will be announced very shortly along with registration as part of their marketing campaign. In regards to the low-rise (townhomes), the grading of the site has been completed, and asphalt is ready to be poured for the roads.
