Kingridge Square

Kingridge Square (Speers Commercial) is an office/commercial condominium development located on Speers Road, just east of Dorval Drive in south Oakville. The development consists of four buildings of which two are premium 2-storey buildings that front Speers Road. A total of 306 surface parking spaces are provided on the 4.95 acre property.

Construction started in 2015 and occupancy and registration occurred in early 2017. Fortress completed its role in the project in January 2019.

We are very proud of Kingridge Square. It was originally envisioned as a high-rise apartment site, but our partner Dan Marion at Kingridge immediately recognized the opportunity to shift the use to a low-rise office and commercial condo development. We were fully on board with the shift in built form, and the results speak for themselves.

Project Updates

November, 2018

An exit of the remaining units is anticipated in the new year, which will mark the completion of this project.

August, 2018

The developer is starting a new sales and marketing program in a renewed effort to sell the remaining units. They expect to have them sold and closed by the end of the year.

April, 2018

Kingridge Square is now complete and registered. The developer has recently signed a bulk deal for sales to medical services and now has a small number of units remaining in the project. July, 2017

Kingridge Square is now completed and registered. The buildings are occupied by a variety of small businesses including accountants, tax advisors, lawyers, engineering firms, insurance agents, investment planners, realtors, construction companies, and medical professionals. There are available suites remaining at all four buildings (209, 217, 225 and 235 Speers Road), with unit sizes ranging from approximately 1,000 sf to 1,600 sf. April, 2017

October, 2016

Work on landscape and parking details commenced during the summer. Steel framing, masonry work and exterior cladding continues for the remainder of the commercial units. Interior outfitting has already begun with occupancy scheduled for the end of the year.

July, 2016

Construction work continued to progress over the spring months, which included completing the servicing and steel framing work for all commercial buildings. Over the summer and fall months, the exterior cladding will be completed and the interior outfitting will begin. Occupancy is scheduled for late 2016

April, 2016

Kingridge Developments have extensively progressed the construction of the commercial building shells, which will be fully enclosed over the summer months. Occupancy within the first phases of the development is anticipated for later this year.

January, 2016

Servicing and construction are currently underway for this commercial development with completion still on target for 2016. This project is over 70% sold.

October, 2015

Full-scale construction is now underway at Kingridge Square, with completion scheduled for 2016. CBRE is selling the remaining retail and office space for $303,000-$689,000 for 965 sf to 1,655 sf units.

July, 2015

Kingridge Square has achieved significant sales to qualify for construction financing. Financing has been arranged by Morrison Financial to allow for site servicing and excavation to begin this summer.

April, 2015

Earlier this year, site alteration work began and it has now been completed. CBRE continues to manage the sales of the commercial condo units in this project. As of the end of March, 20 units had been sold and Kingridge Development has been actively working on 10 additional purchaser leads. A few lender sources have shown strong interest in funding the build out of this project, and the developer expects to have an agreement in place this summer to begin construction.

January, 2015

Site plan approval has now been finalized, and site preparation works are currently underway. Sales will continue through the spring and construction is anticipated to begin in the summer.

October, 2014

This office condo project in Oakville has seen steady sales and achieved its site plan approval in September. CBRE is working with a number of potential buyers, and financing packages are being prepared internally to disseminate among our preferred construction lenders.

July, 2014

Kingridge Developments and their team of KNY Architects and BTI Landscape Architects submitted a full site plan application to the Town of Oakville, and it is currently in circulation with the municipality. The current submission consists of a four building plan, of which all buildings are intended to be two storeys. An official marketing package has been prepared, and CBRE has been tasked with selling the commercial condominium units in this office and medical project. The first building will be exclusively medical, and contains units from 960 sf to 1,583 sf.

April, 2014

The developer is taking registrations for pre-sales and has been speaking to several potential medical, professional and general office buyers. The Site Plan Application has been submitted to the Town and final drawings are being completed. The full marketing package with renderings will be available shortly with sales anticipated to start in May or June. The project will be named Kingridge Square.
