Solterra is a phased master planned residential community located in south Guelph at McAlister Boulevard and McCann Street by Fusion Homes. Located just minutes from the University of Guelph, Stone Road Mall, and the new commercial node on the former Pergola lands, the site is ideally located for local access to key amenities, and convenient for commuters to the GTA or Kitchener-Waterloo, with its close proximity to the 401.

This project is Phases 3B and Phase 4 of Solterra. Phase 3B includes 44 semi-detached and 26 single-detached homes on lots with 30′ of frontage. Phase 4 includes 205 lots, with a mix of semi-detached and single-detached homes, with lot frontages on the singles ranging from 30’ to 50’.

The first release of Phase 3B in October of 2016 resulted in a quick sellout of the 37 homes. There were two further releases of 15 and 12 units in 2017, and more to come in 2018.  The subdivision is under construction.

Fusion Homes has built over 1,000 homes in Guelph, Waterloo, Kitchener and London, Ontario (never missing a closing date) and is a 6-time winner of the prestigious Tarion Award of Excellence for Ontario Builder of the Year in the Low-Rise category.

This prominent area has very strong appeal for a variety of reasons, one of them being that Fusion Homes has never missed a closing date in 15 years.

November, 2018

Servicing works for portions of Phase 4 are complete while other subphases are underway. Work on the trail, park and open spaces has been completed.

August, 2018

Currently Fusion has released 93 lots for sale. 50 have closed, 21 have sold firm, 4 conditionally sold, 3 reserved and 15 are available.

April, 2018

Construction continues on the early phases at Solterra. The developer is offering incentives on the sales at the new phase that consists of single-family homes on 40’ lots. The Guelph market has remained strong and the project remains on schedule.

January, 2018

To date, 77 lots have been released from the Fusion/Fortress partnership and 61 of those homes have been sold. Phase 3 is fully serviced and house construction is well underway. Phase 4 has been split into 2 sub-phases. Phase 4A is fully serviced with sanitary, storm & water. Registration of the subdivision is expected in Q1 of 2018. Phase 4B is scheduled to begin servicing in the spring.

October, 2017

The latest release at Solterra took place in late September. Fusion offered semi-detached homes and single-detached homes with lot frontages of 34’, 40’, and 50’, with the majority of the homes located off Ambrous Crescent and Kirvan Drive in phase 4A. Prices range from $550,900 for a 1,350 sf semi to $1.27 million for a 50’ detached. Additional lot premiums range from $1,000 to $170,500. A total of 37 lots were released, 18 of which were reserved on the opening weekend (12 of the released lots were from the Fortress partnership, half of which were reserved). Given the unprecedented demand for new housing in Guelph, and the issues regarding weeklong line-ups in advance of unit releases, Fusion implemented a lottery system for potential buyers, all of whom were required to be end-users and not investors. In late May, the purchaser lottery took place and 84 names were selected. In early June, 21 homes were released, consisting of 20’ semi-detached, 34’ single-detached and 50’ single-detached houses, priced from $550,000 to $1.3 million. Of the units released, 15 were in partnership with Fortress of which eight sold on the opening weekend. Construction continues on homes in the previous phases. April, 2017

Fusion Homes plans to announce a date for the launch of the next phase at Solterra early in the second quarter. A late spring or early summer release is expected. The presentation centre is now closed, and sales will take place in the new model home. Site servicing is nearly complete for the entire project.

January, 2017

With extensive demand for homes in Guelph, Fusion Homes sold all 47 of the lots they brought to market in one day in their most recent release in the fourth quarter of 2016 – 37 of those units were in the partnership phase with Fortress. The Solterra brand continues to garner much attention, with the next sales launch expected in the spring. Please note there are now guidelines in place for prospective buyers that intend to wait in line prior to the sales launch.

October, 2016

Site preparation for phase 3 has commenced and is moving along well. An official launch for Phase 3 is planned for mid-October with significant registrations in place. Visit for information on future unit releases.

April, 2016

Fusion Homes has obtained all of the approvals required to allow servicing to commence on Phase 3. The servicing tender has been awarded and work should commence in April following the completion of grading. Fusion continues to experience tremendous sales success, with line-ups forming a week in advance of the release of homes in Phase 3A. Pricing is being finalized for the Phase 3B unit release

Fusion Homes will be releasing the remaining homes in stages over the spring and summer for this low-rise residential project. The housing market in south Guelph has seen excellent traction and pricing has warranted an increase to capture this demand.

Solterra recently sold out of their current phase, and the next release of sales is scheduled for the fall. This release will include semi-detached and detached homes.
