SoBa

SoBa is a prestigious condominium tower in Ottawa’s downtown core and the first conceived in the upcoming “South on Bank” area. The second such project in Ottawa conceived and developed by Fortress and Lamb Development Corporation, SoBa will stand 23 storeys and offer 209 stylish units in the modern style of renowned developer Brad J. Lamb. SoBa features a wide range of suite types from one bedroom to two bedroom plus den. Unit sizes range from under 500 sf for apartments in the podium to penthouses in excess of 1,200 sf.

Following the success at Gotham, we wanted to really ignite this part of Centretown with a hip, cool building. We have achieved that with the design of SoBa, and now with all approvals and financing in place, we can’t wait to get the shovels in the ground.

Project Updates

March, 2019

This project continues to experience delays. Occupancy is scheduled for fall of this year, with registration to follow.

November, 2018

The construction is nearing completion after a slow start due to difficult site conditions. The building was topped off at the end of the summer and interior finishes were ongoing through the fall. PDIs are expected to run through the winter as owners take occupancy of their units. Registration for the building is anticipated to follow. The project has 62 units remaining to sell and the borrower has created a plan to complete sales of those units which will allow the project to exit in full.

August, 2018

With the condo tower topped off and interior finishes ongoing, occupancy for sold units is expected before the end of summer. For information on available units email info@SoBaOttawa.com.

April, 2018

The construction at SoBa has reached the top floor. The lower levels are being enclosed with full building enclosure expected by the summer of 2018. Occupancy of units is expected to begin in late fall of 2018.

January, 2018

Forming walls and columns have been completed up to the 9th floor. The building is projected to be fully enclosed by June, 2017 with occupancies anticipated for August, 2018.

October, 2017

Construction on SoBa has reached the fifth floor in Ottawa. First occupancies are anticipated to occur in late 2018. Suites start from 465 sf and are priced from $268,900, and range up to a 1,219 sf penthouse, which is available for $837,900. Call 613-257-8887 to book a sales appointment.

Construction on SoBa has reached grade and the team at Doran Contractors Ltd and Lamb Development Corporation are currently working on the first floor. A selection of suites are still available, call 613-257-8887 for more information.

April, 2017

Construction on the underground parking continues at SoBa. The first move-ins are estimated to start in late 2018. Call 613-357-8887 to make an appointment to view the model suites at the completed Gotham Condominiums by Lamb Development at 224 Lyon Street.

January, 2017

Excavation is now complete at SoBa and vertical construction will commence in the first quarter. The development is nearly 80% sold, and Lamb Development anticipates completion of the condominium building in 2018. Call 613-257-8887 for information on unsold inventory.

July, 2016

The underground concrete retaining wall has been completed by Darcon Construction, and full excavation is now underway. The sales office is closed. Interested purchasers are encouraged to email info@sobaottawa.com to schedule a private appointment.

April, 2016

Construction is in full swing at SoBa and the concrete retaining wall is being poured in advance of full excavation by Doran Construction.

January, 2016

Construction continues at SoBa, with the first task of completing the concrete slurry wall. Doran Construction has a ton of heavy machinery on-site to get started on excavation.

July, 2015

Demolition of the sales centre was completed earlier in the summer, and the developer is now working on finalizing construction contracts to allow for full excavation to begin before the fall.

April, 2015

Demolition and excavation permits are in hand and construction is now underway. The project is now over 75% sold..

January, 2015

SoBa reached its sales threshold late in the year and is now over 70% presold. The project is prepared to start construction this year. Financing packages were reviewed and terms have been agreed on by the construction lender.

September, 2013

SoBa is over 50% sold out.

May, 2013

SoBa has sold over 100 units.

November, 2012

The sales centre launch on October 20th, 2012 received a great response, and is now open to the public. Sales are progressing very well as many buyers who missed out on Gotham are gravitating to SoBa.

August, 2012

The existing building on the site has officially been demolished. Removal of the building debris is currently underway and construction of the new sales centre is to commence shortly thereafter. Preparing for the official sales launch, which is scheduled for mid-late October 2012, Lamb Developments has begun their marketing campaign. They have positioned it quite aggressively in the market in order to produce a large amount of interest.
