SkyCity Centre Winnipeg

SkyCity Centre Winnipeg is located at 279 Garry Street between Graham Avenue and Fort Street, just one block north of the new MTS Centre (home of the Winnipeg Jets), and flanked by a transit only street to the west. This iconic building will have a striking design created by award-winning Kirkor Architects and will become the postcard shot for downtown Winnipeg. This $200M+ project is planned to be the tallest free standing structure between Toronto and Calgary. Union 31 is designed the unit interiors. McOuat Partnership is handling the marketing. EllisDon built the SkyCity sales centre, and ADhoc Studio developed the digital tools on display. Scatliff + Miller + Murray are the landscape architects on the file. SkyCity’s 45-storeys will rise 575 feet and will include 380 residential units, a 25,000 sf ground floor grocery store, 60,000 sf of office space, and covered parking. The project will feature 30,000 sf of amenity space, which includes a 45th floor Sky Lounge and patio, a Movement Haus fitness centre (designed by The Benchmark Group), movie theatre, games room and more!

The typical suites range from 520 sf to 990 sf, with larger combination suites available up to 1,600 sf. Units are now on sale and start from the mid-$190s. Project Updates

August, 2018

After much due diligence, most notably increases in construction costs, the development team has determined it is not currently viable to proceed to build this tower as originally planned by MADY. The developer has contacted purchasers to return deposits and at this juncture, the company is reviewing the current plans for the large mixed-use development to ensure the most vibrant and viable project comes to the downtown core.

April, 2018

The St. Regis Hotel was shut down in the summer of 2017 and the project has secured a long-term lease from a parking operator for the parkade that will be constructed on these lands. The demolition and construction timeline on this phase is one year. There is a great level of interest in the retail space that will be located on the ground floor. For the SkyCity tower, the team has been working with the province to finalize the provincial grant. The development team completed value engineering on the current drawings, and anticipates permitting followed by construction in the spring/summer. Leasing for the office and retail is ongoing while sales of residential units have surpassed 50%.

January, 2018

The St. Regis Hotel was shut down in the summer and demolition is expected to be underway in January. The development team is working to finalize two leases (parking and retail) for this site, which has a construction timeline of one year. For the SkyCity tower, Fortress and Edenshaw have been working with the province to finalize the provincial grant. The development team completed value engineering on the current drawings and anticipate permitting followed by construction in the spring/summer. The St. Regis hotel is now closed and the requirements for demolition have been met. The team is working to finalize leasing of the retail and parking structure to secure financing for the first phase of the project. Construction is scheduled for this year with a 12-14 month timeline. For the SkyCity tower, following municipal approvals for the grant, the provincial approvals are expected in October. With the grants in place, the team will be working to complete permit drawings for submission in advance of construction start. In April, the City of Winnipeg approved a $6.5 million grant for the SkyCity development. The team is now working with the province to finalize their portion of the grant. These are two integral pieces for construction that is scheduled to start later this year. The development team has been working with the City on permitting to allow for the demolition of the St. Regis hotel. This phase of the project will have a 12-14 month construction timeline. Full construction is planned following demolition. With over 50% of the residential units sold, the team is now working with a local broker to achieve leasing on the retail component at both phases of SkyCity. Earlier this year, Fortress announced that they have selected Edenshaw Developments as the co-developer on this project. The Edenshaw team, led by Winnipeg-born industry veteran David McComb, is a group of experienced professionals that are dedicated to delivering successful communities from site acquisition, design, approvals, sales and marketing through to construction and post occupancy customer service support. They will be leading the consultant teams on the project and will work with all municipal departments to bring this development through to construction and then completion. Edenshaw and Fortress are working on a construction schedule and budgets with EllisDon. The commercial component was also launched earlier this year and there has been strong interest from several groups that would allow for all the commercial to be sold. The team is now focusing their attention to the retail component where the plan is to bring an anchor tenant on board to complete this mixed-use iconic tower.

January, 2017

The development team has been working towards the submission of full building permits which are expected to be submitted to the City of Winnipeg in Q1 of 2017. October, 2016

A fall marketing plan has been implemented to carry the momentum and continue to sell units at this landmark development in downtown Winnipeg. The development team has been working on construction drawings and design development over the summer, and are now heading into the value engineering phase. The office component is now ready for sales/leasing and a firm has been hired to complete this for the 60,000 sf space. July, 2016

The residential sales at SkyCity continue to garner traction, and the project is now 45% sold. There has been a great deal of interest in the pre-launch of the office space, and work is progressing on several large opportunities in the review process. The development team has begun the design and development phase and costing exercises in advance of starting full construction drawings in September. The project has already achieved excavation permits, and the full permit set will be applied for at the end of the year.

April, 2016

Following a tremendous sales launch, the success at SkyCity continues. The project has sold 150 residential units and expects to reach the 200 mark this year. The development team applied and were granted excavation permits in January of 2016. Foundation drawings are now underway.

January, 2016

Progress continues on all fronts at the SkyCity Winnipeg project. With over 130 residential sales and a spring marketing program in place, focus is shifting to the office and retail components of this mixed-use development.

October, 2015

The sales brokerage, Royal LePage Dynamic Real Estate, sold 65 units on the opening weekend last month, and sales have now surpassed 100 units. Kirkor Architects will be working with a local architectural firm and the City of Winnipeg to ensure the project is approved, permitted and built efficiently.

September, 2015

The development opened for sales in September, with over 120 people in line prior to the ribbon cutting ceremony.

July, 2015

SkyCity Winnipeg is preparing for a sales launch in September. The 2,500 sf presentation centre, currently under construction, is located across the street from the project site. EllisDon has been working with Fortress to bring this vision to life.

April, 2015

Following the takeover of this project, Fortress has been moving full steam ahead with the construction of the $1M sales centre across the street from the project site. Ellis Don has been retained to complete the build of the sales centre and current plans are to launch the VIP sales program this fall.

The suite layouts have been finalized and the team has been working to finalize the amenity space and lobby offerings at SkyCity in Winnipeg.

Registration and a soft marketing launch for this project began in the summer. A new rendering has been commissioned and will be released soon.

The marketing team has been working through the winter to start rolling out a soft marketing campaign this May. A presentation centre location has been secured close to the site.

December, 2013

After nearly 3,500 submissions, a winner was selected in the project naming contest in early December, Fortress went to Winnipeg to officially reveal the new project name and logo. The winner enthusiastically accepted a cheque for $3,000.
