TEN88 (Progress Manors)

Ten88 is a mature 2.3 acre development located on the corner of Orchard Place Drive at 1088 Progress Avenue in the City of Toronto. The first phase of the project includes 105 stacked townhomes, and is a co-development with Empire Communities and PACE Developments Inc. Sales are by TFN Realty and architecture is by Kohn Partnership Architects. The second phase will include condominium apartments and townhouses.

Just minutes from HWY 401 and public transport at its doorstep, the development is poised to become a landmark community in the area. Sales on the project launched in late 2013, construction started in 2015, and started occupancy in 2017.

Project Updates

August, 2018

The proposed development scheme for Phase 2 consists of a high-density 18-storey residential condominium with 272 units, and a ground floor retail component. There is currently a Site-Specific Zoning By-law in place for the height and density in the current plan and the team is working with the City on the site plan for the project.

April, 2018

Registration of Phase 1 for this stacked townhouse development took place at the end of 2017 and all units have now closed. Phase 2 - A formal pre-consultation meeting with the City is expected this year, following which a formal Site Plan application will be submitted.

January, 2018

PHASE 1 - Construction on Phase 1 of this development, located in Scarborough, was completed in the summer and the units have all been occupied. All the stacked townhouse units in this phase are sold out and registration took place near the end of 2017, with closings anticipated in Q1-2018. PHASE 2 - The development team is working towards a formal pre-consultation meeting with the City anticipated to take place in Q1-2018. A formal Site Plan application to implement the proposed development concept will be submitted thereafter.

October, 2017

Construction on Phase One of this development was completed in the summer with occupancies of units taking place in July. With Phase One sold out and completed, the development team is working on planning submissions and approvals for Phase 2, the high-rise tower currently planned for the site.

July, 2017

PHASE ONE Exterior landscaping and common outdoor amenities buildings are nearly complete at Ten88. Landscaping and walkways around the site are nearing completion on the first two development blocks. Occupancies on Blocks 1 and 2 are expected to commence in July 2017 with final occupancies on Block 3 expected to be complete by the fall of 2017. PHASE TWO The development team is working towards refining a new development concept on the second phase which seeks to maximize the value to the subject lands in preparation of a potential sale or refinance.

April, 2017

Interior finishes have commenced for Blocks 1 & 2 and drywall installation has begun for Block 3. The project is now 100% sold and occupancies will begin in Q2 of 2017 for Block 1 and early fall for Blocks 2 & 3.

January, 2017

Masonry work and window installation is now complete for all blocks and drywall installation has commenced, which will be followed by interior finishes. Occupancies for block 1 are expected to begin in the spring. The project is now over 80% sold. October, 2016

All underground work is now complete, walls and columns from ground floor to level one are finished. Block 1 framing and concrete block work is complete and Block 2 & 3 framing has now commenced. Exterior masonry work and window installation is progressing on Block 1.

July, 2016

The walls and columns for the underground parking and slab on grade are now complete at Ten88. Framing and steel structure have surpassed the 2nd floor while masonry work has commenced at the south side.

April, 2016

Basement level work is now completed at the townhouse phase of this project. The construction of homes will continue throughout the year, with occupancies expected in spring/summer of 2017.

January, 2016

Construction of the townhomes is now at grade. This high-demand project is over 75% sold and occupancy for the towns is expected to begin in spring/summer 2017.

October, 2015

Construction continues at Ten88. With excavation now complete, concrete footings are to be poured. Sales are currently being handled by appointment only.

July, 2015

Earthworks began early this summer, with full excavation and construction now underway.

April, 2015

Following the ground breaking last year, permit requests were submitted and now are in hand to begin excavation work at Ten88. Excavation and shoring contracts are being finalized which will allow for work to begin by the end of April.

October, 2014

September marked the next step for this popular stacked townhouse project in Scarborough. Empire Communities, Pace Developments and Fortress invited key stakeholders to a ground breaking event, where they were joined by Councillor Raymond Cho to celebrate the start of construction.

July, 2014

Phase one of this townhouse development in Scarborough is now 70% sold.

December, 2013

The project was a big success on launch and has achieved over 70 sales. Permit drawings will be issued shortly, and the site staging is being planned.

September, 2013

One of the hottest projects to go to market this summer, Ten88 opened for pre-sales and was an instant success. A lineup hours before the broker event and a successful Fortress VIP event has sales sitting at 65 units. The sales centre will officially be open to public later this month where the remaining units will be sold.

May, 2013

Progress Manors now has its official project name, “Ten88”. With over 700 registrations, the project is moving quickly, with the sales program set to commence in July. The new exterior renderings are being completed and all the floor plans are being finalized. The sales office is being renovated and will be ready for the launch in July. BAM has been retained to begin marketing the project and e-blasts will start going out to prospective buyers in the next couple of weeks.

February, 2013

Site plan has been submitted and conversations with the different trades have began to start construction. The new signage is up on site and the renovations have begun on the existing sales center.

November, 2012

Renovations of the sales center are slated to begin shortly. There has been strong interest from local cultural groups; these arrangements are currently being evaluated and negotiated.
