Prescott is a residential development in Spruce Grove Alberta, one of the fastest growing communities in the Edmonton region. The project is being developed by Averton and Fortress' role is that of a development consultant.

Located in north-east Spruce Grove, the project includes 32 single-family homes with servicing of the lots already complete. Houses of approximately 2,000 sf will be built on lots offering frontages from 38 to 44 feet. Residents will have access to the lovely natural surroundings as well as everyday amenities like schools, shopping and big box stores. Prescott is home to a new primary school.

A walk or a short bike ride will take residents to Jubilee Park and scores of trails. A creek runs right through the middle of the site, which will be landscaped and developed into a key feature.

Project Updates

March, 2019

The project is focused on its last 10 homes for sale, with five of those homes currently under construction.

August, 2018

To date 21 of 22 firm sales have closed. The project continues to spec build the site five units at a time. The project is expected to complete in the fall of 2019.

April, 2018

Averton continues to target purchasers who are looking for a quick possession and has introduced a promotional program that facilitates a quick closing addressing potential price, financial and moving challenges a buyer may face. To date, almost 60% of this project is sold, with two spec homes currently under construction.

January, 2018

The project has introduced a new model, a single-detached home with a 3-car garage, to appeal to buyers with an avid outdoor lifestyle. The project is also targeting purchasers who are in need of a quick possession.

October, 2017

Of the 32 homes in the Prescott community, 18 are currently sold, and three additional units are complete and available for quick possession. The standing inventory homes are all 2-storey, single-detached product that ranges from 1,804 sf to 1,974 sf. Interested purchasers should call 780-638-0175.

July, 2017

Prescott continues its sales program. At present, 18 of the 32 single-detached homes are sold, with three finished ‘spec homes’ and two more set to start this summer. Traffic at the site has picked up with the opening of the new public school in the area, and it is anticipated the sales will be completed in the next 12-18 months. The show home is open six days a week at 14 Prescott Boulevard in Spruce Grove.

April, 2017

Construction is nearing completion on a few homes at Prescott. A new marketing strategy is being worked in conjunction with local realtors to sell the remaining lots. At Prescott, homes that have been sold have begun construction. Averton Homes is gearing up its marketing campaign for the remaining homes and is confident in the resilience of the Edmonton market.

October, 2015

Sales continue at Prescott, with several promotional events being held to complete the sales of the remaining lots. Currently 16 homes have been built, and Scotiabank remains the lender on this premium low-rise development.

April, 2015

Twelve of the 32 single family houses at Prescott have been purchased, and a majority of sold homes are under construction. With a sales slowdown in winter, Averton has planned a spring inventory push to complete the sales of the remaining homes. The project is well priced and located in a very desirable neighbourhood, therefore we expect the unsold inventory to be absorbed this year.

January, 2015

With the model home complete, sales are now underway for this single family residential development. Construction has begun on houses that have been sold, and closings on a number of the homes will begin in the spring.

October, 2014
