This site is located at 1177 Danforth Avenue, on the southwest corner of Greenwood Avenue and Danforth Avenue. The condominium apartment project designed by Kirkor Architects will consist of a 9-storey tower with 92 units, with an average unit size of about 740 sf.

The desirable neighbourhoods along Danforth Avenue have long been underserved for condominium product due to the lack of sites large enough to accommodate higher densities. Sierra will look to capitalize upon the sales successes that projects like Canvas Condominiums and Danforth on the Go have experienced in 2016.

November, 2018

A tower crane has been erected on site. The crane installation will facilitate the buildout of the structure as construction continues at Platform condos, a fully sold-out project.

August, 2018

Construction has started at Platform Condos. Demolition of existing structures commenced in April. Currently the site is being excavated with shoring and full construction to follow.

April, 2018

Platform Condos is now sold out with Baker Realty running a successful sales campaign for the mid-rise project. A demolition permit has been received and demolition will be commencing in early Q2-2018. Shoring and excavation are also anticipated to commence Q2-2018.

January, 2018

Despite no paid advertising and no sales office, Platform Condos is nearly sold out. Baker Realty ran the sales program for the mid-rise project, and demand was so high for new product on the Danforth, there was no need to run a marketing campaign. Demolition of on-site structures should start in the summer of 2018 and construction will get underway in the fall.

October, 2017

Platform Condos was launched to VIP brokers in the third quarter, and sales have been brisk to date. Remaining units range from 529 sf to over 1,200 sf and are priced from $360,000 to over $1 million. Parking and lockers are available for $59,900 and $8,900 respectively. Common amenities include a well-equipped fitness room, a yoga studio, an entertainment room complete with pool table and caterer’s kitchen, and an outdoor rooftop fireplace and lounge. There is secure resident bicycle parking and additional racks for guests. Byron Patton Associates designed the lobby space. Interior finishes include floor-to-ceiling windows, 9’ ceiling heights throughout living areas, smooth ceilings, quartz countertops, stainless steel undermount kitchen sink, stainless steel glass top range, and ceramic tile backsplash. Occupancy is scheduled for the spring of 2020 and interested purchasers should call Baker Real Estate at 416-887-2189. Limited time incentives on parking and development levies are currently being offered.

July, 2017

In early June, the Toronto and East York Community Council recommended approval of the application to amend the Zoning By-law at 1177 Danforth Avenue. Sierra Building Group and their planning consultant, Hunter and Associates Ltd. had submitted a rezoning application for a 9-storey, mixed-use building with 92 residential units, 65 vehicular parking spaces, 115 bicycle parking spaces, and two levels of below-grade parking. Following this positive planning report, Sierra Building Group started their marketing campaign. The project has been rebranded “Platform Condos on the Danforth”, and Sierra has brought in top condominium brokerage Baker Real Estate to handle residential unit sales. On the ground floor, there will be nearly 6,500 sf of retail space.

March, 2017

Final Zoning By-law and Site Plan drawings will be submitted to the city in the very near future. A recommendation report for Zoning and Site Plan approvals is expected to be written and presented to City Council in late Q2-2017. A building permit submission to construct a sales office has been submitted to the City. The sales program and marketing for the project are currently being arranged with an anticipated launch to follow shortly after Zoning Bylaw and Site Plan approvals.

January, 2017

A final Site Plan submission was made to the City of Toronto in October 2016. A follow-up meeting was held with planning staff in December 2016. A few minor revisions are required, which will result in an anticipated positive staff report being made to Council in March of 2017. Preliminary plans for a sales office are underway with an expected sales office building permit application in early 2017.

July, 2016

The developer remains on track to finalize the zoning approvals, and has submitted the site plan applications to the city as there is now confidence in achieving this built form. Register your interest at

This mid-rise project is designed to fit within the City of Toronto guidelines and has received positive feedback from initial public meetings.

July, 2015

The developer formally submitted the Zoning Amendment application to the City in June of this year. Comments from the City and the public are expected over the coming months, followed by initial public meetings. The developer will respond to the comments and work with the immediate community towards land use approvals. A new rendering has been released and registrations are now being taken on Sierra’s corporate website.
