Stationwest (Masonry)

Stationwest is a low-rise mixed-use development in Burlington at 101 Masonry Court. Located directly across the Aldershot GO station and just minutes from HWY 403, this project is an ideal community for residents that commute into Hamilton and downtown Toronto.

This 13-acre development in west Burlington is located in an area that calls for hyperintensification by the City of Burlington, and is currently zoned for residential development. The first phase will include 140 stacked townhouses, 35 standard townhouses and 58 back-to-back townhouses designed by Icon Architects.

Fortress was a development consultant on the early phases of this development starting in 2014 and completed its role in the fourth quarter of 2017.

The new Official Plan for the City of Burlington has identified this site as a mobility hub where they are looking for intensification and this is one of the last parcels of land for a development of this size in Burlington.

Project Updates

October, 2017

Approvals for this project were received in 2016 and the project performed tremendously in the pre-construction sales phase. With construction set to start and the value created by the development team, Fortress has sold their interest in this site.

July, 2017

In April, Adi Developments sold out The West Condominiums buildings at Stationwest. Combined with the previous releases, 233 units were sold overall at that time. In mid-May, Adi and broker PMA Brethour Realty began selling 16 rear lane townhomes. These 16 homes are available in three different floorplans, ranging in size from 2,390 sf to 2,524 sf. Priced from $990,000 to over $1.2 million, the 3-storey units offer open floorplans, two-car garages, rooftop terraces with brick and stone exteriors, and professionally designed interiors by the award-winning firm U31. Four units sold in the first two weeks post-launch and occupancy is scheduled for September 2019 on these units. The Bank of Montreal is offering special mortgage incentives for buyers at Stationwest. Construction is expected to start in the fall of 2017, as Adi wraps up construction and mezzanine financing. The development team continues to work on various product type and tenure concepts for the future phases. April, 2017

Stationwest continues to advance through the development approvals process. The Site Plan has been draft approved. The development team is working on clearing Site Plan approvals conditions. Relief Culvert and Floodplain storage approvals are in place, while site servicing is projected to commence in June of this year. The previously released low-rise units at ‘Stationwest’ (consisting of traditional townhouses, back-to-back townhouses, and stacked “urban” townhouses) are now sold out. In the fall of 2016, Adi Developments release ‘The West’, which features two six-storey mid-rise condominium apartment buildings located at the south end of the site along Masonry Court. Sales at ‘The West’ are progressing very well with over 97% sold. Only five units remain unsold at ‘The West’. Interested purchasers should contact the sales centre at 905-681-7743

January, 2017

The previously released product types at Stationwest, which include traditional townhouses, back-to-back townhouses, and stacked “urban” townhouses, have been incredibly successful, with less than 20 of 233 homes unsold at the end of December. Adi Developments expects to start construction on this portion of the development in 2017. In late October, Adi Developments released The West to brokers and select VIP registrants. This latest phase at Stationwest features two six-storey mid-rise condominium apartment buildings located at the south end of the site along Masonry Court. Prices at The West start from just under $200,000 and range up to $450,000, and are available in a range of layouts—from studios to two bedroom plus dens—and sizes, from 338 sf to 874 sf. The West's two buildings will contain 86 and 82 suites, and residents will share access to an amenity space situated between the two mid-rise structures. Common amenities include a gym, a party room, an outdoor amenity terrace, and a lobby space offering an 8-hour concierge service. Interiors were appointed by U31, with the building designed by Icon Architects. Adesso Design Inc. has programmed the outdoor landscaped area, which will serve as a central courtyard for the development, offering shade and greenery. Suites at The West are now over 60% sold and an official Grand Opening is scheduled for early February. October, 2016

The stacked townhouse release at Stationwest is now over 80% sold, as buyers lined up well in advance of this second product offering by Adi Developments adjacent to the Aldershot GO Train Station. All the back-to-back and traditional townhouses are now sold out. Adi has begun marketing The West, which consists of two 6-storey condominium apartments, and marks the final release in the first phase at Stationwest. These homes will be launched in the fourth quarter, with units available from the $190s. July, 2016

The sales program for Stationwest launched in May, and the on-site sales office is now open. The renowned brokerage firm PMA Brethour Realty is handling the sales. The initial release of units consisted of 58 back-to-back townhouses from 1,450 to 1,620 sf priced from the high $400s, and 35 traditional towns from 1,645 to 1,825 sf, priced from the mid $500s. All 93 units sold during the opening week post-launch. Buyers mentioned the ideal location adjacent to the Aldershot Go Train Station, the contemporary architecture and modern interiors designed by the award-winning U31 Inc. as key reasons for their purchase. Occupancy is scheduled for August of 2017. ADI has subsequently released 35 of the scheduled 140 stacked townhouses at Stationwest, which start from the $200s. Further releases this year will include 16 rear-lane townhouses, followed by a mid-rise condo in fall of this year. Other consultants engaged by Adi have included Urbantech for engineering, Jablonsky AST and Partners for structural work, and ICON Architects for design.

April, 2016

Adi is slowly releasing new renderings for exterior and interiors at Stationwest, planning for a May 2016 sales launch. The first phase will consist of a collection of conventional and back-to-back townhouses ranging from about 1,200 to 2,200 sf, with backyards and rooftop terraces. The two- and three-bedroom layouts feature plans that will start from the high $300,000s.

October, 2015

The project is now being marketed as Stationwest. Interested buyers are being encouraged to register their interest on Adi’s website in anticipation of an early 2016 sales launch. ADI has completed soil testing and has received approval from the City of Burlington to remove all contaminated soil on-site.

July, 2015

This master planned community by Adi in Burlington had a resident feedback meeting in June and an initial submission was made to the city at that time. Comments from the city and planners are expected back this summer, and a statutory meeting will be held following that consultation. Plans are for this project to go to sale in the spring of 2016.

April, 2015

At the end of March, ADI and their consultant Ruth Victor and Associates submitted a formal draft plan application to the City, and expect to receive feedback in the summer. Discussions continue with adjacent landowners and stakeholders to ensure a cohesive, transit friendly community is established at Masonry. This low-rise master planned community will go through the development stages this year and be brought to market in the spring of 2016.
