Brookdale on Avenue Road is a prime condominium development set on a one acre site with 270 feet of frontage on Avenue Road just north of Lawrence Avenue. The development is planned as a 7-storey boutique condominium with approximately 80 luxury suites featuring exquisite finishes and large outdoor terraces. Demolition was completed and construction started in 2016.

Project Updates

August, 2018

The delays and issues with postponements on this project led the first mortgage lender to put the project in receivership. Bids on this mature, under construction project are due in mid-August.

April, 2018

Construction at Brookdale is progressing with concrete being poured for the 4th floor slab of the 8-storey mid-rise building. The building is expected to top off later this year with interior finishes also expected to start at that time. The Behar Group has been retained to execute leasing of the ground floor retail.

January, 2018

Construction on this condominium has reached above grade. Leasing of the commercial space at Brookdale is now being offered. Interested parties should contact The Behar Group Realty at 416-636-8898 for further information.

October, 2017

Two cranes went up at the Brookdale site in July, and work on the below-grade underground parking is being handled by the Dominus Construction Group. There are only a couple units remaining, including multi-storey townhouses priced above $1 million. Leasing of the at-grade retail and commercial space has commenced, with interested parties encouraged to contact The Behar Group Realty at 416-636- 8898. Occupancy at the project is tentatively scheduled for 2019.

July, 2017

Excavation and shoring works (two levels of underground) are nearing completion at Brookdale on Avenue Road. The development team continues working towards the issuance of full building permits. Brookdale condominium unit sales have surpassed 93% sold, with only four units remaining. Progress continues to be made on excavation and shoring works on the site. The development team are in the process of securing construction financing. The development team is on pace for the issuance of the foundation permit in the second quarter. January, 2017

Brookdale continues to sell well, with 86% of the units now sold. At the end of December, the shoring permit was issued by the city of Toronto, allowing the shoring works to commence on site. The site plan agreement has been registered by the City. The development team continues working towards full building permits with an expected foundation permit approval by Q2 of 2017. October, 2016

The sales and marketing program is progressing well, with 70% of the units sold to date. Teperman Group was contracted for demolition work, which is well underway. Abatement of designated substances was 100% completed inside all buildings, followed by demolition of all buildings, with the exception of one. Clean up and removal of rubble is in progress and the full demolition phase is forecasted to be completed by the end of October 2016. Shoring permit applications have been completed and submitted to the City, and are currently being reviewed. July, 2016

Demolition permits for all the commercial buildings were obtained in May 2016, and the abatement process began in June with a four-week timeline. Full demolition of the site is expected to commence in Q3 2016, and will be followed by excavation and heavy construction.

April, 2016

In February 2016, the development team submitted applications for demolition permits and the final permits for the commercial portion are now in hand. The builder has put the contracts for demolition and excavation out to tender and demolition is scheduled to start in May 2016 followed by excavation.

January, 2016

The development team brought on a new architect for this project and has redesigned some of the remaining units in this boutique mid-rise building. With the project over 60% sold, submissions have been made for demolition permits. Demolition is expected in late 2016.

October, 2015

With the consultation of their legal team, the developer is working on satisfying all requirements prior to applying for building permits. The project is now over 55% sold, and a new sales office is open across the street from the site.

July, 2015

This summer it was announced that Fortress in partnership with Cityzen Developments and Fernbrook Homes have acquired this highly sought after Toronto project. With over 50% of the development sold, a new décor and sales centre will be opening across the street this fall.

This luxury condominium was a winner at the annual OHBA awards in September for ‘Most Outstanding Mid-Rise Building’. Sales at this project are ongoing with several large units sold, including the penthouse. A further townhouses release is scheduled.

This luxury project has attracted a lot of move down buyers from the immediate neighbourhood. Sales are being handled by The Condo Store and as of July, the top two floors have been sold to buyers who have created custom units. Several large combination units have been sold on the fifth and third floor as well.

With all approvals in place, the grand opening for this project was held in the first week of March and there has been a tremendous response to this upscale project.
