Brock Village

Brock Village in Pickering was planned as an urban lifestyle village located at 2055 Brock Road. The site is about a five minute drive to the 401 and approximately ten minutes to the Pickering Go Station. The site was sold to Brock Road Duffins Forest Inc. in April 2017.

Brock Village is being developed to respond to the large demand in Pickering for retail and office condominium space as an alternative to the product offered for lease or sale, with an emphasis on smaller, end-user units. There are also 12 residential townhouse units, which all have reservations for sale. The focus is to bring the ideal opportunity to business owners looking to purchase their own space and build equity over the long term versus renting.

Project Updates

April, 2017

The 7-acre site located on a major arterial road was originally a mixed-use site with commercial and residential uses. When Fortress took over management of the development, we were able to build a substantial amount of value from reprogramming the site. The now residential-only plan appealed to a prospective buyer. An unsolicited offer resulted in a sale of the property that went firm in March, with the closing date scheduled for April 26, 2017.

January, 2017

The initial public planning meeting was held on November 14, 2016 for the Phase 2 Re-zoning application proposing 25 townhouse units. Pickering staff, council and the public raised no comments in opposition on the phase two townhouse proposal. The development team continues to work with potential lenders to obtain construction financing for Phase 1, which has been site plan approved. Visit www.brockvillage.ca for more details.

October, 2016

The development has sent out tenders for construction contracts and is simultaneously working with potential lenders to obtain construction financing. Brock Village continues to attract sales for Building A and B. Visit Brockvillage.ca for more info.

July, 2016

The ‘H’ – Hold Zone of the property was lifted in late June, which allows for building permits to proceed. The team is currently working through the building permit review with the city to proceed to construction. Also, the majority of ground floor commercial units have been sold in both Building A and B. April, 2016

Sales of the commercial units are underway, which to  date have included some medical uses within Building A of the commercial condominium. Tenders for servicing  are being prepared in advance of an anticipated summer 2017 construction start.

January, 2016

A pre-consultation meeting with the City of Pickering took place in December for phase 2 of the project, and the cost-sharing agreement is being finalized with the neighbouring developer.

October, 2015

Brock Village is fully zoned and has received final site plan approval. A property manager has been selected for the development, as the condominium documents are being prepared. Century 21 Leading Edge Realty has indicated that reservations have already been taken on all 12 live-work townhouses and 40% of the commercial space.
