6th and TENTH

6th & Tenth is a 31-storey point tower in Calgary’s Beltline district, just south of the city centre at 663 10th Avenue Southwest. The condominium apartment project by Lamb Development Corporation consists of about 230 one bedroom to two bedroom plus den suites ranging in size from approximately 450 sf to 1,950 sf.

The sales at 6th & Tenth were launched in the fall of 2012, with pricing starting from the low $200s to over $1 million. Construction started in 2014, and first occupancies occurred in the spring of 2017.

Common building amenities include an outdoor patio and a landscaped ‘forecourt’ park with water features. Retail, including a 5-star restaurant is planned at grade. This is the first project in Alberta for Lamb Development Corporation, in collaboration with Core Architects, and The Design Agency. Sales are by Brad J Lamb Realty.

August, 2018

All sold units are occupied and the developer has an inventory loan in place for the balance of the units. A local salesperson has been hired to assist in selling the balance of the units.

Purchasers began taking occupancy at 6th and Tenth in June as Scott Construction continues to put the finishing touches on the podium and upper-floor suites. 6th and Tenth is nearing completion, with the building entirely closed in and suite interiors being installed. Residents will occupy their units in May/June. 6th and Tenth is now topped off with windows installed up to the 27th floor, the building envelope will be complete in early 2017. Kitchens and bathrooms are now being installed, and occupancy is scheduled for the spring of 2017.

October, 2015

The Scott Construction team has poured the elevator pit footing at 6th & Tenth, and the crane base is now in place. The excavation at this development is the third deepest hole in the history of Calgary construction.

July, 2015

Excavation at 6th and Tenth is now complete. A crane has been erected, and the building will begin to reach grade by the end of this year.

April, 2015

Shoring and excavation work for the underground levels is nearing completion with footings and concrete pouring to begin later this spring.

January, 2015

Excavation started in November and is now two levels below grade.

October, 2014

Construction is underway at 6th and Tenth in Calgary. Site clearing was completed in August by Scott Construction, and heavy machinery is now on site.

July, 2014

Construction is expected to commence shortly. Demolition was completed on site in July with shoring and excavation work to start in the next 30 days. The project is over 80% sold, and is expected to take approximately two years to complete.

April, 2014

Due to the hot Calgary market, sales were very strong towards the end of last year and the project has now surpassed its construction sales threshold. Hoarding will be installed on site shortly, and excavation work is expected to begin in the next 60 days.

December, 2013

The project has seen a surge in sales over the last quarter and is on track to begin construction in 2014. In November there was an official unveiling of the public art piece that will be a beautiful addition to the streetscape in downtown Calgary.

May, 2013

Calgary remains consistently a strong market for real estate in Canada and it is expected the remaining pre-sales are completed by Q4 2013. Construction is scheduled to begin next year.

February, 2013

Sales are continuing at a moderate pace in time to start construction, with 55% of the units now sold.

November, 2012

The sales centre is complete and sales are proceeding at a steady rate. To ensure ‘bona fide’ sales, LDC and FRDI are requiring a full 15%+ cash deposit schedule. Most condo projects in Alberta will take 5% down and 10% ‘bond’; this is a risky practice that has sunk or stalled many developers as there is little genuine commitment by the unit buyers. Sales are expected to continue at a moderate pace in time to start construction.

August, 2012

Lamb Development Corp. is currently working diligently to put final touches and aggressively prepping the public for the official launch of 6th and Tenth, scheduled for the first weekend of September. They are predicting quite a number of sales from it in addition to the 30% in presales already done. The sales centre has now been completed.
